Join Reading's largest property event for an evening of property networking featuring a new expert speaker each month. Network, mingle, learn and be inspired.
We meet on the last Thursday of every month at the Thames Lido. The atmosphere in the room is infectious! With renowned guest speakers, a pre-networking deal clinic with Adam and lots of opportunity and time to network. You will get to meet fellow property professionals, with all levels of experience, who are only too happy to give you the benefit of their experiences – both good and bad!
The evening is hosted by Adam Vickers and Karen Stanbridge. They love networking and talking about property with both new and seasoned property people alike. Each month there will be guest speakers from the world of property and the professionals who work alongside them to offer people a chance to learn from their experiences.

At August's Reading Property Meet, Richard Nicholls will provide a clear and practical session on How to Tell HMO's Worth From 1 Number. His approach treats HMOs as businesses to be priced honestly, not houses to be dressed up, and is analytical, grounded in transaction data, and refreshingly blunt about where the market is kidding itself.
Session focus
The Tier Methodology: reading my HMO on a single number
Sold as passive, never is - the gap between how HMOs are pitched and how they actually run
Pricing an HMO to actually sell: buyer 'a' vs buyer 'b'
Tier slippage and exit planning: protecting value before you sell
The Renters' Rights Act and the end of running an HMO an autopilot
A practical evening for landlords, investors, and property professionals who want to know how to tell HMOs worth from 1 number.
About the speaker
Richard Nicholls is the creator of the Tier Methodology and the voice behind HMO X - the UK's specialist HMO valuation, sales and auction house. Over two decades in property he has assessed, visited and valued thousands of HMOs nationwide and sold and completed on hundreds, giving him a real-time read on buyer behaviour, lending conditions and pricing that few in the sector can match.
Booking
Attendance is capped to preserve the quality of the room and allow meaningful discussion. Places are limited by venue capacity, and Reading Property Meet events commonly reach capacity before the event date. If understanding how to uncover hidden risks before they impact your timeline, budget, and decisions is relevant to you, securing your place in advance is recommended.
Early Bird pricing is available until 20th August, subject to availability.
